AREA predicts decrease in prices and sales for real estate 2009

I’m in Banff today, at the Banff Western Connection Conference. A conference geared towards Realtors and Real Estate Associations from Western Canada. It is also open to Realtors from all over not just the western provinces. While it is not surprising that we are hearing a prediction regarding a decline in real estate as that has already been happening for a while now. If you’ve been reading my posts you already know this. Each week I’ve been posting “Weekly Real Estate Updates”, and many of those updates in the last 4 months have illustrated the direction Real Estate Transactions and price have been taking.

Being from Red Deer and somewhat of a stats guy (I love looking at the numbers), I was perked up at the point of the presentation regarding sales etc… The forecast for BC and Alberta were/are for declines, and these declines are predicted to be larger in BC and AB than the rest of Canada (2 – 5% decreases in price). No real basis for that other than because real estate shot up so dramatically in 2006, and 2007. A natural correction to supply and demand I suppose. I was disappointed in the lack of regional content. The data centred on MLS data from Calgary and Edmonton and an Alberta average or index. Real Estate is Local, show me local stuff or regional stuff. Alas nothing was produced. It was all at national and provincial levels. Really nothing new that you haven’t already been ready or getting from watching news.

I repeat, Real Estate is Local.

Red Deer has always been insulated from the dramatic swings that the two larger cities experience. Calgary is usually the first city to experience rapid increases and decreases when they occur. The wave follows the QE2 north to Red Deer losing momentum along the way. Edmonton has Calgary envy or something because a few months after Calgary it’s like they all say “oh yeah we can do better than that”. Increases in Edmonton shoot up and the capital city is booming and at a rate higher than Calgary. Unfortunately when that happens they see a bigger drop too. The folks here in Red Deer just bob up and down a little bit and let the two bigger brothers (or sisters) create the drama.

You don’t have to take my word for it you can ask the Realtors in Red Deer that are still around after 25 years and they will tell you the same thing. My mom, has told me that as she has seen these shifts occurring for 30 years. From the national energy crisis, and the recession of the 80′s. I happen to think we’re a tad more conservative and laid back in Red Deer. We watch the trends happening, and enjoy the upside, but we’re also more prudent and cautious as we rise so when we back off the drop is a gentler one. Leave the thrill ride to the big city slickers i guess.

Fall continues to be a dynamic time of year. Historically it marks a slow down in activity the closer we move towards Christmas. Fortunately weather has been fantastic and interest rates steady, making for a favorable buying season. There has been a rush to a certain extent as buyers hurry to take advantage of the 40 year amortizations and zero down payment options. Most banks having already stopped that practice shortly after the October 15th deadline announcement.

From the beginning of August we can see weekly fluctuations in inventory but overall a trend upward as indicated below:

Despite the gradual increase in new listings the sales volume on a weekly basis as indicated above remains stable.

With an election just a week away and the financial markets going “nuts”, Red Deer real estate remains a stable fixture.  Alberta’s economic forecast remains bright.

How is the Real Estate Market in Red Deer Alberta?

Well as you can see it is still quite healthy.  There are many listings on the market creating conditions for a buyers market.  The average sale price in August for single family homes (houses) was quite strong.  The average house sale price in August 2008 being $346,40, which is 99% of 2007′s average house sale price of $351,467.

August and July were both solid months with lots of activity and helped bring the average sale price for the year to 98% of 2007 sale price.  For the summer months it seems that we have leveled off to were we were a year ago for house values.

Volume of sales then for 2008 compared to a year ago?

Sales in 2008 were strong.  The interest rates here in Canada remain low and attractive for borrowing and economic conditions and provincial prosperity make for a good time for buying real estate.  The summer was great for sales of single family homes.

So where are we headed and are all market segments fairing as well?

Single family homes sales remain strong through the first two weeks of September.  Condo sales are comparable to 2007 (2008 8 condo sales vs. 9 in 2007), which is a positive indicator for what has been a saturated condo market.  More signs that we are turning the corner?  In the first two weeks in September total mls sales were 84 units compared to 104 reported in 2008.

Despite the down turn in the US economy and the collapse of their financial institutions Canada remains string and vibrant.  Invest your dollars here in Canada, and Red Deer Alberta.

Recently Sylvan Lake made headlines in Trailer Boating Magazines latest issue.  The lake is a popular destination for tourists from around Alberta, with over 1.5 million visitors each year.  The magazine boasts the virtues of Sylvan Lake.  As an area resident I can certainly attest to the popularity.  Sylvan Lake water front property values are considerably higher than other area lakes.  The town has a friendly downtown shopping district with many specialty shops filled a variety of goods.

Cruising lake shore drive is a poplar past time young and old, and the Town hosts several events on the water front annually.  Some of the activities you will find there are:

(Red Deer, Alberta) – Red Deer is home to 2,111 new residents – an increase of 2.46 per cent over 2007. The increase brings Red Deer’s total population to 87,816.

Last year’s census saw an increase of 3.22 per cent, with a 4.92 per cent increase in 2006.
“Growth in Red Deer is down slightly over previous years, but the census indicates we are still growing at a healthy rate,” said Jackie Kurylo, Projects Coordinator.

The strongest growth occurred in the areas of Oriole Park West with 622 new residents, Johnstone Park with 608, Vanier Woods with 599 and Lancaster with 374. Slight declines in population were experienced in the other areas, which may indicate:

• children in those areas have grown up and left the family home
• residents have relocated to another area in the city and their previous residence is still vacant

Census workers asked residents about the number of people living in the household and the genders and year of birth of each person in the household. Residents were also asked whether they had the necessary information to make a Family Emergency Plan to be used in the event of a major disaster such as a tornado, and whether they were prepared to survive a disaster for three days without outside assistance (in terms of food, clean water, medication, heat and electricity).

“The census is about finding out how many people live here, but it is also about understanding community need and planning for future growth and development,” said Kurylo.

The City thanks all citizens who participated in the 2008 Municipal Census.
